The Two Estimates That Looked the Same… But Weren’t
Last spring, a homeowner in Aloha called us after receiving two roofing estimates.
Both promised a full roof replacement.
Both used architectural shingles.
Both offered warranties.
At first glance, the proposals looked nearly identical.
The difference?
One estimate was nearly $4,500 cheaper.
Naturally, the homeowner was tempted by the lower price.
Before signing, he asked us to review both proposals.
What we found explained everything.
Here’s What the Lower Quote Left Out
Complete tear-off disposal fees
Upgraded flashing around chimneys
Ice-and-water protection in vulnerable areas
Proper attic ventilation improvements
Manufacturer-required installation details
On paper, both roofs sounded the same.
In reality, they were very different projects.
The lower bid wasn't necessarily dishonest—it simply wasn't including everything needed for a long-lasting roof in Portland's climate.
WHAT TO COMPARE #1
Does the Proposal Clearly List All Materials?
Some estimates only mention "new shingles."
Others explain exactly what will be installed.
Look for:
» Underlayment
» Flashing
» Ventilation components
» Ridge caps
» Ice-and-water protection
» Disposal and cleanup
The more detailed the proposal, the easier it is to compare apples to apples.
WHAT TO COMPARE #2
Is the Contractor Local?
Many companies advertise heavily in Portland without actually being based here.
A local contractor understands:
» Moss growth
» Heavy rainfall
» Regional building codes
» Common ventilation issues
» Local permit requirements
When warranty work is needed years later, local matters.
WHAT TO COMPARE #3
Who Will Actually Install the Roof?
Ask:
"Are the crews employees or subcontractors?"
Understanding who will be on your property helps you know what level of quality control to expect.
The best contractors are transparent about who performs the work.
WHAT TO COMPARE #4
How Detailed Is the Warranty?
A warranty should explain:
» What's covered
» What's not covered
» Length of coverage
» Workmanship protection
» Manufacturer protection
A long warranty means little if the contractor cannot clearly explain it.
WHAT TO COMPARE #5
How Thorough Was the Inspection?
A quality contractor doesn't create an estimate from the driveway.
They inspect:
» Flashing
» Ventilation
» Roof age
» Moss growth
» Potential leak areas
» Overall roof condition
Good recommendations come from good inspections.
WHAT TO COMPARE #6
Are They Solving Problems or Just Selling Roofs?
Not every roof needs replacement.
Sometimes:
» Minor repairs are enough
» Ventilation upgrades solve the issue
» Moss treatment extends roof life
» Flashing repairs stop leaks
Be cautious of anyone who recommends replacement before fully understanding the problem.
The Lesson
After reviewing both estimates, the Tigard homeowner chose neither proposal immediately.
Instead, he requested revised bids that included the same materials, ventilation upgrades, and flashing details.
Once everything matched, the pricing difference became much smaller than expected.
More importantly, he understood exactly what he was buying.
The cheapest roofing estimate is not always the least expensive roof.
The most expensive estimate is not automatically the best either.
The goal is finding a contractor who clearly explains the work, provides detailed documentation, and understands Portland roofing conditions.
When you compare contractors the right way, you can make a confident decision without guessing.
If you'd like a second opinion on a roofing proposal, we're happy to review it and explain exactly what you're comparing—no pressure, no sales tactics, just honest advice.
